Job Summary:

Key Results/Responsibilities:

• Maintenance and repair of a variety of building mechanical systems, plumbing fixtures, appliances and miscellaneous building equipment
• Determines if various mechanical equipment and systems are within normal operating parameters with emphasis on efficient use, i.e. steam, electricity, steam heated hot water radiation loop
• Performs physical inspections of mechanical and building systems for proper operation; troubleshoots and repairs
• Ensures that proper safety precautions are followed
• Maintains records of all steam plant operation, service and repairs
• Establishes and maintains effective, respectful work relationships with coworkers; promotes co-operation and a welcoming environment for all
• Contributes to the efficiency and effectiveness of the department's service to its customers by offering suggestions and directing or participating as an active member of a work team
• Other duties as assigned by management

Required Qualifications:

• Experience in all aspects of the operation, maintenance, repair and long range planning of steam plants containing water and fire-tube boilers in the 600 to 800 horse power range
• Experience in the maintenance of all steam plant ancillary equipment such as steam traps, piping, valves, pumps, air compressors, safety devices and boiler controls
• Chief C Minnesota Boiler license, Chief B license preferred
• Able to plan and perform boiler tear downs for annual inspections and maintenance
• Able to read and understand blueprints, mechanical drawings, schematics and technical manuals
• Able to understand dilution ratios in order to mix chemicals used in boiler water testing
• Central plant steam generation and distribution systems experience
• Knowledge of practices and techniques of energy management and HVAC systems
• Safe work methods and safety regulations pertaining to the work
• Repair and service of mechanical equipment using specialized instruments
• Experience using computer, engineering applications and data management software in performing duties
• Experience using initiative and independent judgment within established procedural guidelines
• Contribute effectively to the accomplishment of team or work unit goals, objectives and activities
• Demonstrate respect for differences in background, viewpoint and need, building constructive working relationships
• Good communication skills
• Good attendance
• Valid driver's license
• Able to work overtime and respond to after-hour calls as necessary
• Must be able to become a member of Local 70 after 30 days of employment

• Good vision required in order to read instructions on products such as chemicals used in boiler water testing
• Ability to climb stairs, ladders and catwalks
• Good hand/arm/shoulder agility in order to operate equipment, i.e. steam valves and related equipment
• Ability to lift 50 pounds, i.e., 5 gallon pails of refractory material and miscellaneous items during cleanup and during overhauling of boilers during inspections, and boxes of value parts/repair parts. Must be able to lift 50 pounds from floor to standing position and carry a distance of 50 feet
• Ability to adjust to sudden changes in space temperature, i.e. going from one building to another
• Ability to work overtime and on-call as necessary
• Ability to pass without restrictions, an OSHA respiratory medical evaluation and be able to wear a half mask air purifying respirator

Preferred Qualifications:

• Chief B Minnesota license preferred
• Experience in electrical, plumbing, general maintenance, HVAC, kitchen and laundry equipment is helpful.
