Detailed Job Description Please Note: The schedule for this position could encompass various shifts, weekends, holidays, and times other than normal work schedules. The successful candidate must provide contact information to be used for an on-call phone listing for reporting to work in off hours or urgent situations such as extreme weather conditions including when the campus is closed.
Facilities Management Services (FMS) is looking for an HVAC Repair and Preventative Maintenance Technician II to perform Preventative Maintenance (PM) work, repairs, installations, and safely operate all components and sub-components of all types of commercial and industrial heating and cooling equipment on campus including pumps, fans, terminal units, main Air Handling Units (AHU), roof top units, air compressors, exhaust fans, Medium Temperature Hot Water boilers and related equipment, and packaged refrigeration equipment.
The successful candidate performs work independently and recognizes the need for occasional deviation from accepted practice; may receive little instruction on work and functions with high degree of precision as further experience is gained; receives advice and input as needed from supervisor/more senior staff member; is able to resolve intermediate to advanced issues and elevates issues to more senior levels only as needed; and may supervise, train, or organize work for student employees and assist in mentoring level III staff.

Perform PM work on existing Heating, Ventilating, and Air Conditioning (HVAC) equipment including Air Handling Units (AHU), roof top units, exhaust fans, air compressors, pumps, fans, and terminal units, etc.
Perform repairs on existing installations of HVAC equipment listed above including pumps (seal/bearing replacement and alignment), mechanical system piping repairs, tracing air and water systems, and repairing control valves. Assist with the installation and check out of new HVAC equipment.
Access drawings, Operating and Maintenance information, and PM information in various electronic formats. Use Centerstone (computerized maintenance management system (CMMS)) to track PM/repair work orders and equipment history. Assess equipment condition and make recommendations to keep the equipment in good condition.
Other duties as assigned.
NOTE: The successful candidate hired for this position will be required to drive on occasion, and therefore will be required, upon hire, to immediately enroll in the NYS LENS program.

Minimum Qualifications Education and Experience
Associates degree or equivalent experience: HVAC and refrigeration. If not a completed degree, technical course(s) beyond HS are required.
2-3 years of progressively responsible experience in the HVAC field in a commercial, industrial, or institutional setting or working for a contractor in an equivalent setting.
Skills
Must have excellent mechanical and electrical troubleshooting and problem solving skills.
Must have good verbal and written communication skills.
Must work independently and be self-sufficient.
Must be able to work from various heights on ladders and lifts up to 35 feet, work on equipment from stooping or kneeling positions.
Must be able to lift 50 lbs.
Must be able to distinguish colors used for piping service and electrical wire insulation.
Must follow all OSHA, EPA, and NYS codes for HVAC work.
Must be familiar with energy management systems (EMS) to utilize the systems for troubleshooting and verifying equipment performance.
Must be able to trace out and understand mechanical and domestic piping and air side systems.
Must have computer skills using Outlook, Word, and Excel.
Be familiar with Confined Space entry procedures, and Lock Out/Tag Out procedures.
Must be able to work in irritating environments, confined spaces, and adverse weather or temperature conditions, dirt, dust, unpleasant odors, and loud noises while utilizing appropriate PPE.
