Detailed Job Description Please Note: The schedule for this position could encompass various shifts, weekends, holidays, and times other than normal work schedules. The successful candidate must provide contact information to be used for an on-call phone listing for reporting to work in off hours or urgent situations such as extreme weather conditions including when the campus is closed.
Facilities Management Services (FMS) is looking for an HVAC Repair and Preventative Maintenance Technician I to diagnose problems and perform major and minor repairs on components and sub-components of all types of commercial and industrial Heating, Ventilating, and Air Conditioning (HVAC) equipment. Perform installations, Preventative Maintenance (PM) work, and safely operate all types of HVAC equipment on campus including main Air Handling Units (AHU), pumps, fans, terminal units, roof top units, exhaust fans, air compressors, Medium Temperature Hot Water and steam boilers, boiler related equipment, and packaged refrigeration equipment. Assess systems performance, adjust/balance systems to obtain optimum performance and customer satisfaction.
The successful candidate performs a variety of advanced tasks fully independently involving greater complexity, specialization, and knowledge area of focus. Serves an expert dealing with discrete areas of specialization and functions under limited supervision. Has considerable judgment, resourcefulness, and ability to identify issues and/or areas that should be addressed differently. Has the ability to make decisions and lead identifying options and developing solutions for unique or unprecedented situations. Is able to resolve complex issues without assistance. May supervise, train, or organize work for student employees and assist in mentoring staff.
Responsibilities:
Diagnose problems and perform repairs on existing HVAC equipment including main Air Handling Units (AHU), roof top units with DX and gas fired equipment, exhaust fans, air compressors, pumps (complete rebuilding including seal/bearing replacement and alignment), mechanical system piping repairs, tracing air and water systems, and repairing control valves. Install and verify performance of new HVAC equipment. Assist in the training of HVAC Repair and Preventative Maintenance Technician II for future advancement.
Perform PM work on existing HVAC and Refrigeration equipment. Use Centerstone (Computerized Maintenance Management System (CMMS)) to access information to perform and document PM/repair work. Assess equipment condition to make recommendations to keep the equipment in good condition.
Access drawings, Operating and Maintenance information, and installation information in various electronic formats to assist in repair and installation work. Assess equipment condition and make recommendations for needed PM/repairs and scheduling to keep the equipment in good condition.
Other duties as assigned.

Minimum Qualifications Education and Experience
Associates degree or equivalent experience HVAC, mechanical, plumbing, refrigeration, or equivalent field. If not a completed degree, technical course(s) beyond HS are required
4-5 years of progressively responsible experience in the HVAC, mechanical, plumbing, refrigeration, or equivalent field in a commercial, industrial, or institutional setting or working for a contractor in an equivalent setting.
Skills
Must have excellent mechanical and electrical troubleshooting, problem solving skills, technical repair skills, and an extensive knowledge of HVAC-R systems and equipment.
Must have skills in reading and interpreting drawings, schematics, blueprints, specifications, O&M manuals, and construction documents.
Must have good verbal and written communication skills.
Must work independently and be self-sufficient.
Must be able to work from various heights on ladders and lifts up to 35 feet, and work on equipment from stooping or kneeling positions.
Must be able to lift 50 lbs.
Must be able to distinguish colors used for piping service and electrical wire insulation.
Must follow all OSHA, EPA, and NYS codes for HVAC work.
Must be familiar with energy management systems (EMS) to utilize the systems for troubleshooting and verifying equipment performance.
Must be able to trace out and understand mechanical and domestic piping and air side systems.
Must have computer skills using Outlook, Word, and Excel.
Ability to open and plot AutoCAD drawings.
Know west and east side pipeline components and piping paths for RIT Medium Temperature Hot Water and Chill Water systems, or have been exposed to similar systems and demonstrate that experience.
Demonstrate ability to utilize the wiki for finding equipment and what serves each room on campus. Be able to make wiki entries.
10 Hour OSHA card.
Be familiar with RIT Confined Space entry procedures, and Lock Out/Tag Out procedures.
Possess training skills for instruction of HVAC diagnostic and repair skills to HVAC Repair and Preventative Maintenance Technician II personnel.
Must be able to work in irritating environments, confined spaces, and adverse weather or temperature conditions, dirt, dust, unpleasant odors, and loud noises while utilizing appropriate PPE.
NOTE: The successful candidate hired for this position will be required to drive on occasion, and therefore will be required, upon hire, to immediately enroll in the NYS LENS program.
