Detailed Job DescriptionThe HVAC/R Repair & Preventative Maintenance Technician II position performs Preventative Maintenance (PM) work, repairs, installations, and safely operates all components and sub-components of all types of commercial and industrial heating and cooling equipment on campus including pumps, fans, terminal units, main Air Handling Units (AHU), roof top units, air compressors, exhaust fans, Medium Temperature Hot Water boilers and related equipment, and packaged refrigeration equipment.
Responsibilities include:
- Perform PM work on existing Heating, Ventilating, and Air Conditioning (HVAC) equipment including Air Handling Units (AHU), roof top units, exhaust fans, air compressors, pumps, fans, and terminal units, etc.
- Perform repairs on existing installations of HVAC equipment listed above including pumps (seal/bearing replacement and alignment), mechanical system piping repairs, tracing air and water systems, and repairing control valves. Assist with the installation and check out of new HVAC equipment.
- Access drawings, Operating and Maintenance information, and PM information in various electronic formats. Use Centerstone (computerized maintenance management system (CMMS)) to track PM/repair work orders and equipment history. Assess equipment condition and make recommendations to keep the equipment in good condition.

Department/College DescriptionOur Engineering teams are responsible for the Heating Ventilation Air Conditioning (HVAC) and Refrigeration equipment for the RIT campus. The Operations group is on campus 24 hours per day, 7 days per week, monitoring HVAC equipment, responding to system alarms, and customer service calls. The Controls group maintains, improves, and installs building automations systems that optimize the operations of the HVAC systems for building occupant comfort, energy conservation, and process control. The HVAC Repairs group performs preventative maintenance, repairs, and upgrades on HVAC and Refrigeration equipment.
Required Minimum QualificationsRequired Qualifications- Associates degree or equivalent experience in HVAC and refrigeration. If not a completed degree, technical course(s) beyond HS are required.
- Two years of progressively responsible experience in the HVAC field in an institutional setting or working for a contractor in an equivalent setting.
- Must have excellent mechanical and electrical troubleshooting and problem solving skills.
- Must have good verbal and written communication skills.
- Must work independently and be self-sufficient.
- Must be able to work from various heights on ladders and lifts up to 35 feet, work on equipment from stooping or kneeling positions.
- Must be able to lift 50 lbs.
- Must be able to distinguish colors used for piping service and electrical wire insulation.
- Must follow all OSHA, EPA, and NYS codes for HVAC work.
- Must be familiar with energy management systems (EMS) to utilize the systems for troubleshooting and verifying equipment performance.
- Must be able to trace out and understand mechanical and domestic piping and air side systems.
- Must have computer skills using Outlook, Word, and Excel.
- Be familiar with Confined Space entry procedures, and Lock Out/Tag Out procedures.
- Ability and willingness to provide contact information to be used for an on-call phone listing for reporting to work in off hours or urgent situations such as extreme weather conditions including when the campus is closed.
- Must be able to work in irritating environments, confined spaces, and adverse weather or temperature conditions, dirt, dust, unpleasant odors, and loud noises while utilizing appropriate PPE.
- The successful candidate hired for this position will be required to drive on occasion, and therefore will be required, upon hire, to immediately enroll in the NYS LENS program. Candidates can review page 4 of RIT's Safe Driving Policy
Preferred Qualifications- Certifications in HVAC-R preferred- NATE, ICE, or RSES.
- 10 Hour OSHA card.
- Ability to open and plot AutoCAD drawings.
- EPA Universal Certification for refrigerants.
