Mitchell Hamline School of Law is seeking to hire a full-time Director of Facilities. This position is fully responsible for overseeing the management, operations, and maintenance of all school buildings, grounds, parking areas, and the physical plant. This role also includes managing external contractors and vendors involved in operations, construction, remodeling, and mechanical upgrades. During such projects, the Director will be responsible for monitoring contractor schedules, managing budgets, maintaining vendor relationships, and ensuring minimal disruption to school activities.
Essential Duties and Responsibilities:
- Manages and maintain all aspects of the physical plant.
- Manages all areas under maintenance, renovations, and modernization of the campus.
- Prepares and manages departmental operating and capital budgets.
- Develops, monitors, and manages campus projects including timeline and finances while working with School administration, outside contractors, vendors, and facilities team.
- Develops scope of work specifications and negotiates contracts and service agreements.
- Reviews RFIs, RFPs, bids, contracts, and proposals for construction and facilities related services.
- Ensures proper compliance and inspection with all State and Federal applicable facility's related codes and regulations.
- Improves and maintains the overall aesthetics of the School.
- Promotes continued improvement for cost effective operations.
- Leads the space planning committee.
- Develops a long-term plan related to building maintenance to ensure deferred maintenance is addressed.
- Assists in the timely updates to drawings and blueprints related to facility modifications, utility infrastructure, fire, security and locking systems, and other major plant changes.
- Manages filing of required reports to local, state and federal agencies regarding facilities and related projects.
- Develops vendor relationships.
- Ensures vendors comply with building codes, OSHA, and safety procedures.
- Manages facilities team.
- Establishes departmental policies and procedures.
- Supervises and evaluates staff as required in policies and union contracts.
- Promotes employee training and development programs.
- First point of contact for outsourced facility operations including: mailroom, food services, and bookstore.
- Provides customer service related to facilities and mailroom activities.
- Participates in the development of department goals.
- Serves as a key member of the emergency management team.
Secondary job activities:
- May attend board meetings; responds to emergency calls at night and weekends, as necessary.
- Performs other duties and special studies as assigned.

Knowledge, Skills and Abilities:
- Development and management of budgets.
- Excellent organizational and time management skills, knowledge of physical plant operations.
- Demonstrates knowledge of HVAC equipment and controls, boiler systems, pumps, steam traps, irrigation systems, roof systems, custodial equipment, asbestos and maintenance equipment.
- Ability to maintain confidences and exercise appropriate discretion in a professional setting.
- Strong communication and interpersonal skills.
- Strong ability to provide problem-solving and conflict resolution on complex and sensitive issues.
- Demonstrate ability to consult and collaborate with a variety of people.
- Solid customer service skills.
- Demonstrated responsiveness to address issues timely and thoroughly.
- General computer and software necessary to perform all job duties.
Minimum Qualifications:
- Bachelor's degree in business, facilities management or non-profit administration
- 5 years of previous facilities management experience with 3 years of personnel management experience.
- Hands on physical plant management experience (maintenance, custodial, grounds, security, HVAC, electrical, plumbing, and energy management).
- Experience in space planning.
- Valid driver's license.
- Acceptable FBI/BCA background check.
- Acceptable motor vehicle record check.
Preferred Qualifications:
- Exposure to union environment
- First class C boilers license
Salary Range: The anticipated salary range for this position is $105,000 - $130,000 annually.
