The class works under direction and requires considerable knowledge of building maintenance in order to supervise assigned employees engaged in building maintenance operations such as general maintenance, building maintenance, alteration, and/or repairs.
Essential Functions and Responsibilities - 50% - Supervises assigned employees engaged in general maintenance, general building maintenance, alteration, and/or repair. Performs general building maintenance duties as needed. Provides information and follows through on details for all maintenance and/or special projects for assigned campus buildings; provides technical assistance; determines methods and priorities for maintenance and repairs of buildings; assists with determining new policies and procedures. Investigates and resolves problems with staff and contractors.
20% - Manages maintenance operations. Estimates time, material, and labor costs for specific jobs; maintains tool control and inventory of maintenance supplies and equipment; plans shifts and work schedules; keeps job records, prepares reports of work performed and notes progress of work done by outside contractors; assists in inspection and approval of completed projects; assumes superintendent's responsibilities in their absence and instructs and/or trains personnel.
Oversees work of outside contractors; speaks to vendors regarding maintenance needs and what they can offer; provides information to constituents as needed; acts as a liaison.
15% - Performs research and makes purchase recommendations of equipment, supplies, and services; provides information to administrators. Processes purchase orders; processes purchase orders from outside vendors. Researches equipment part information and contacts appropriate vendor for purchase of goods and/or services. Arranges for purchase orders or purchases supplies using blanket order form or department procurement card. Verifies delivery and quality of material ordered.
10% - Attends required meetings and training; assists in decision-making concerning equipment purchases and building remodeling projects.
Inspects completed work performed by contractors and reports to administrator. Monitors service contracts, agreements, and special contracts and reports activity to appropriate administrator.
5% - Conducts performance evaluations; reviews and approves time sheets and leave requests; counsels employees concerning scheduling conflicts; recommends employee discipline as necessary; monitors proper completion of employee forms; ensures compliance with university policies and procedures and safety practices.
Other Functions and Responsibilities: Assists with training new hires.
Performs other duties as assigned and/or required that are within the level of responsibility for this classification at the discretion of the supervisor.

Work Schedule:This search is to fill two openings, each with a different schedule.
Day Shift Schedule: M-T-W-Th-F 7:30 a.m. - 4:00 p.m. (occasional evenings and weekends).
Night Shift Schedule: Monday through Friday 3:00 p.m. to 7:00 a.m. Saturday and Sunday 24-hour coverage required. This is a rotating shift work position. *Shift Differential to apply (3:00 p.m. until 10:59 p.m. will be paid a night shift differential of twenty-five (25) cents per hour; 11:00 p.m. until 6:59 a.m. will be paid a shift differential of thirty-five (35) cents per hour).
Unusual Working Conditions: Works outside; exposure to weather, dirt, odors, cuts, and bruises.
Supervision Exercised: May exercise supervision over student employees. Or Supervision is exercised over staff and students.
Reports to: Power Plant Energy Management Supervisor
Knowledge of: supervisory principles/techniques; inventory control; safety practices pertaining to maintenance; air conditioning, refrigeration and heating technologies; basic plumbing trades kills; basic electrical trade skills.
Skill in: building maintenance; use of hand and/or power tools and equipment used for care and maintenance of multiple types of building facilities; heating, ventilation and basic air conditioning repair; basic carpentry.
Ability to: understand system of mechanical procedures; prepare meaningful, concise, and accurate reports; read and understand simple sentences; read and interpret blueprints. Operate multiple types of machinery, equipment and tooling including but not limited to man-lifts, tow motors, forklifts, pipe-threaders etc., apply principles to solve problems involving few variables within familiar context.

Minimum Qualifications: High School Diploma or GED; two years of experience in a combination of building maintenance, building maintenance repair and knowledge/use of building automation software; experience in the use of hand and/or power tools and equipment used for care and maintenance of exterior grounds; and a valid driver?s license.
Preferred Qualifications: Experience using JCI?s METASYS building automation software. Experience in metal fabrication including welding.
